How do I apply for an apartment?
Select an apartment in a specific building and apply by directly contacting the Rental Representative responsible
for that specific building. They will assist you in viewing the apartment and completing the necessary paperwork.
What is the best part of town to live in?
The best part of town is the part of town that best meets all of your needs. What do you need to be living near?
Your employment? Your school? Daycare for children?
What rental selection process or criteria do you use?
We consider the number of occupants applying for the apartment, we are careful not to exceed our occupancy limits.
We also review previous rental history, public records, length of employment, income amount, credit history and
criminal history.
Will you rent to me if I have been evicted?
Our rental decision will depend upon the date the eviction occurred, the reason for the eviction and if any debt is
still owed to the previous landlord.
Do you take Section 8 recipients?
American Property Management does not accept Section 8 vouchers.
I want to move out, what do I do?
You must give us a 30-day notice in writing, verbal notice is not acceptable. Contact your Rental Representative
and fill out and sign a 30-Day Notice to Vacate form. Please be sure to include your forwarding address. Your
Rental Representative will explain all the details.
How much is the security deposit?
A minimum $400.00 security deposit is charged and payable at the time you move in. An additional security deposit
is charged if warranted as per our screening process and requirements. We review public records, credit history,
employment stability, rental history, criminal history and income amount prior to making a decision about the amount
of the security deposit. Co-signers are sometimes acceptable in lieu of an increased security deposit.
When I rent, is it a lease?
The initial term is a six-month lease, it then converts to a month-to-month tenancy.
How much does it cost to move in?
The security deposit, prorated rent, and any other charges and fees are payable at the time you move in. The
screening charge is paid at the time you complete the application for the apartment.
What is your screening charge? What does it pay for?
The screening charge covers the cost of processing a rental application, including credit, criminal and reference
checking. A screening charge is collected for each application for an apartment. Applications are taken for all
adult occupants. The screening charge is non-refundable whether the application is approved or declined.
Do you screen your residents and how much does it cost?
Yes, we review criminal history, public records, rental history, employment stability, and credit history on each
prospective resident.
Do you accept pets? How much does it cost?
We accept one cat at some of our properties. At a few properties we also accept small dogs no higher than 21" from the
floor to the point of the nose and weighing no more than 30 pounds at maturity. Cats and dogs require a security deposit
increase of $300.00 per animal. Only one cat per apartment is permitted. Caged birds and fish tanks are accepted without
a fee. Please contact the Rental Representative responsible for the apartment community you have interest in, they can
advise you about the specific pet policy.
Are the apartments wheelchair accessible?
Unfortunately, most of our properties are older and have stairs. Some of our duplexes, triplexes, and four-plexes
may be accessible. Please contact the Rental Representative responsible for the apartment in which you have
interest, they are best equipped to help you.
Do you have duplexes?
Yes, we have a number of duplexes and other small properties. Identify the part of town you have interest in and
contact a Rental Representative for more information.
Do you rent houses?
We only have three and none are available at this time.
What does it cost to terminate my lease early?
The lease break fee during the six month term of the lease is equal to one month's rent.
How do I transfer to another American Property Management apartment? What does it cost?
An application can be submitted to transfer to another APM apartment by contacting the Rental Representative for the
property to which you wish to transfer. A screening charge is collected for each transferring resident and the
application is qualified in the same manner as an original application. In addition, an inspection of the resident's
current apartment will be scheduled. The existing security deposit will be transferred to the new account if the
application is approved.
